Principal designer Tammy Brazel grew up in Runaway Bay and has spent her life around the coast's canal homes, beach houses and towers. Three projects within a few minutes of the studio
Broadbeach I is a penthouse planned around entertaining. A bar lounge, a games room and a theatre share one language: dark joinery, tufted seating, oversized crystal lighting and warm timber floors. Mirrored bar detailing opens up a plan that cannot be widened, which is the problem every tower interior has to solve. Its style label is Metropolitan Deco Luxe.
Broadbeach II is an apartment in a quieter register. Rounded lounge furniture sits against fluted architectural detail, the palette is pale and tonal, the lighting is halo style, and the metallics in the hardware and trim are warm. The softness in the forms makes a fixed footprint feel larger. Its style label is Soft Sculptural Minimalism.
Mermaid Waters is a house. An airy ivory palette, arched openings, a textural stone backdrop, light layered textiles and warm terracotta accents give it the Soft Mediterranean Contemporary label. It was documented through to final drawings, which is why the joinery and stone junctions resolve cleanly.

In a Broadbeach or Surfers Paradise tower the structure is fixed, the services sit where the builder left them, and the body corporate has views about wet area waterproofing. Design in a tower is mostly the art of getting a great deal out of a shell you cannot move. Both Broadbeach apartments above were designed inside that limit, one with mirror and one by softening the forms. Broadbeach counted 6,786 residents at the 2021 Census, according to the Australian Bureau of Statistics.
The install has its own rules. Lifts have to be booked and delivery windows agreed, and access through a small lift slows everything on the day. Know the size of the lift before you choose the sofa.

Broadbeach Waters, Mermaid Waters and the beachside blocks
A canal home in Broadbeach Waters lives outdoors for half the year, so the join between inside and out is the most important one in the house. Floor levels, where the doors stack and what the kitchen looks at all get decided around it.
Water reflects hard light up into rooms from below. That changes where reflective stone, floors and screens go, and it is one reason a palette chosen under showroom downlights can look wrong on a canal.
Two streets from the ocean, salt air gets into everything. Hardware, tapware and external joinery are specified for it, and this is where a written specification earns its cost. Along Mermaid Beach and the other beachside blocks the sites are tighter, which puts pressure on storage and on the floor plan itself.
Design, decoration or both

How is a tower apartment different to design?
The structure is fixed and the services sit where the builder left them, so the plan is worked out inside those limits. Any change to a wet area involves the body corporate, which has views about waterproofing. The install needs lifts booked and delivery windows agreed, and a small lift slows the day. Broadbeach I and Broadbeach II were both designed under those conditions, and both find room in a footprint that cannot change.
Can I see the design before the builder prices it?
Yes. The studio resolves every design in 3D first and offers a virtual reality walkthrough where the project calls for it. You check proportions, clearances and sightlines at eye height, on screen, before you order anything. Revisions are close to free at that point. They are not free during stone templating.
Do you take on styling and furniture without a renovation?
Yes. Furniture, window treatments, lighting, art and objects are part of the service, and they can be the whole job when the rooms are already right. Which one you need depends on whether the shell is changing. If it is, design comes first and styling comes at the end of it.
What does documented through to final drawings mean?
It means the builder prices from drawings, schedules and specifications rather than from conversations. Every tile, tap and handle is identified before work starts, so nothing gets decided on the fly in a dusty hallway. The Mermaid Waters house shows the result. Its joinery and stone junctions resolve cleanly because the decisions were on paper before anyone cut anything.
